How does the changing market affect your Townhouse?

The Real Estate market in North Vancouver is in a time of transition. We are seeing fewer multiple offers (though they do still exist), listings are sitting on the market longer then in past years and Buyers have more choices then ever before. What does this mean to you, the owner of a beautiful Townhouse in North Vancouver? Traditionally when a Real Estate market shifts townhouse sales are the first to feel the shift and slow down. Townhomes will remain a very popular option in North Vancouver as we have not embraced the condo culture in the way Downtown, Burnaby, Surrey and other areas have. The difference now with the changing market is that the marketing plan in place to sell your home is more important then ever before. No longer can Joe Blow Realtor put a sign on your front lawn and expect an easy sale; focused marketing, attention to detail and knowledge of the micro-markets that we live and work in are just the beginning steps to a successful sale. Having a database of qualified Buyers and a strong web presence also tend to help. If you are thinking about selling your Townhouse then why list with your average Job Blow Realtor who doesn't have a Marketing Plan specifically designed to sell Townhomes? Just a thought...
